I am contacting you to inquire about options and prices for a complete roof rebuild in a property we have recently purchased in Windy Arbour (Dublin 14). It is a 1920's semi-detached masonry cottage with a pitched roof covering an area of ~50 m2 and a newer extension with a flat roof ~16 m2. We would be interested in rebuilding the 50 m2 pitched-roof into a vaulted roof, allowing a higher ceiling level (there is a small attic space that would be eliminated). It seems that this project would require an extension/slight modification of the existing internal walls as well. Regarding the flat-roofed extension, we would like to have the roofing checked out/repaired, but not rebuilt as we are planning on creating a new extension at a later stage.
I would be very grateful if you could let me know whether this is a project you would be willing to carry out and an estimate of the total cost in your hands.

BER Rating we are going to move house over the coming year. 4 bed semi detached. there is a sunroom but that was built on day 1 when the hosue was built - our neighbour said it was an option from the builder. we have an attic that is insulated but thjere is no attic conversion. we have no garage. gas boiler heating. approx 26 years old. 132 square metres.
